What we build

Designed around how you will use the space.

Each room is specified for its purpose, from floor construction and insulation to glazing, lighting and power. Tell us how you plan to use it and we will design it accordingly.

Fully fitted living quarters

A self-contained space with kitchen, bathroom and sleeping accommodation, for a family member, visiting friends or a relative who needs their own front door. Built to building regulations throughout, with the planning route explained at your survey.

Garden offices

A dedicated, professional workspace at home. Heated, fully wired and acoustically comfortable for calls and video meetings, with a clear separation between work and home life.

Home gyms

A reinforced floor designed for racks, free weights and cardio equipment, with ventilation and lighting suited to regular training. Train on your own schedule, without travel or membership fees.

Studios and specialist rooms

Art and music studios, therapy and treatment rooms, and hobby spaces. Each is built to your specification, including natural light, sound insulation or a bespoke layout as required.

Why Munster Renovate

Built to be occupied, not to store things.

A steel shed is built for storage, and it does that job well. A garden room is built to be sat in for hours at a time, which calls for a different specification throughout.

Our foundations

Everything starts with the groundworks.

Damp, movement and uneven settlement are the most common causes of failure in garden buildings. We assess every site before quoting and design a foundation to suit the ground conditions, so your room remains level, dry and structurally sound for decades.

  1. Site assessment

Ground conditions, levels, drainage and access are checked on every property.

  2. Concrete base

A reinforced concrete base is poured to suit the ground and the size of the room. Where conditions allow, a slabbed base is used instead.

  3. Ventilated sub-floor

A level, ventilated sub-floor prevents moisture from reaching the room above.

Groundwork experience

We pour shed bases every week.

Munster Renovate is an approved base builder for Steeltech, pouring concrete bases to their exact base plans, minimum 30 Newton concrete, level and square for installation day. That is the same groundwork standard every garden room sits on.

Need a base for a shed or garage on its own? Send us the base plan and your delivery date and we will quote from it.

Planning and FAQ

Planning permission and common questions.

Planning rules for garden buildings in Ireland changed in July 2026. Below is a summary of how they apply to most homes.

Rule change: the garden room exemption increased from 25m² to 30m².

Do I need planning permission for a garden room?

In most cases, no. Since July 2026, garden offices, gyms and studios of up to 30m² to the rear of your home are generally exempt from planning permission. The room must not be used as living accommodation, must not exceed 4m in height with a tiled or slated pitched roof (3m for other roof types), and must leave at least 25m² of private garden. Existing sheds and similar structures count towards the 30m² total.

How much does a garden room cost?

The price depends on size, specification and site conditions. You will receive a fixed quotation following your free site survey, with no additional costs added later.

How long does installation take?

Build time depends on the size and specification of the room. We confirm the programme, including the start date, with your fixed quotation.

Can the room be used all year round?

Yes. Every room is insulated throughout the walls, floor and roof and fitted with heating, so it remains comfortable through the Irish winter.

Can a garden room be used as living accommodation?

Not under the standard garden room exemption. A separate exemption introduced in July 2026 allows a detached garden home of 32m² to 45m², subject to stricter conditions. The home must be occupied by your household, cannot be sold or let separately, and the local authority must be notified at least 14 days before work begins. We can advise on which option suits your plans during the site survey.

Which areas do you cover?

We work throughout County Cork and the surrounding counties. Cork is a large county, so if you are unsure whether we reach your area, please get in touch and ask.

This is general guidance only. We confirm the planning position for your specific property during the site survey.
