Garden rooms in County Cork

Garden rooms built in Cork, to be used all year.

A garden room only earns its place if you use it in February as readily as in July. Ours are insulated through the walls, floor and roof, sit on a reinforced concrete base, and are finished inside so the room is ready to use on handover.

No obligation, and a fixed price confirmed after your survey.

What people use them for

One room, built around its purpose.

The construction is the same. What changes is the layout, the floor, the glazing and where the power goes.

Working from home

A room with the sockets, lighting and quiet you need for a full working day, and a door you can close at six o'clock.

Training at home

A floor built for a rack and dropped weights, with the ventilation to train in and the height to use it properly.

A room of your own

Studios, music rooms, treatment rooms and hobby spaces, specified for the light or the sound insulation they need.

Space for family

A self-contained room with kitchen, bathroom and sleeping space for a family member or visiting friends, built to building regulations.

Groundwork first

Most garden buildings fail from the ground up.

Damp, movement and uneven settlement cause more problems in garden buildings than anything above ground. We assess the ground before quoting and pour a reinforced concrete base to suit it, using a slabbed base where conditions allow. Munster Renovate is an approved base builder for Steeltech, pouring bases to their exact base plans in minimum 30 Newton concrete, and garden rooms get the same standard underneath them.

Planning in Cork

Most garden rooms need no planning permission.

Since July 2026 the exemption covers up to 30m², increased from 25m².

What the exemption allows

A garden room of up to 30m² to the rear of your home is generally exempt from planning permission. It must not be used as living accommodation, must not exceed 4m in height with a tiled or slated pitched roof, or 3m for other roof types, and must leave at least 25m² of private garden. Existing sheds and similar structures count towards the 30m² total.

If you want something larger

A separate exemption introduced in July 2026 covers a detached garden home of 32m² to 45m², with stricter conditions: it must be occupied by your own household, cannot be sold or let separately, and the local authority must be notified at least 14 days before work begins. Anything beyond that needs planning permission, which we can talk you through.

Who confirms it for my site

We do, at the survey. Conditions depend on your boundaries, the garden you have left and any restrictions attached to your property.

This is general guidance only. We confirm the planning position for your specific property during the site survey.

Every site is different. We will visit, measure, check the ground and give you a fixed price for the room you actually want.
